How does a 3/2/1 Mortgage Rate Buydown work? 

As mortgage rates have climbed there are options to help people save money including a 3/2/1 mortgage rate buydown. With this type of mortgage, buyers lock into a current mortgage rate, but for the first year that rate is reduced by 3%, and in the second year the rate is reduced by 2% and the third year by 1%. Then beginning in the fourth year of the mortgage, the rate will be the original locked-in rate.

There is an up-front cost for this program, but you are in luck. For buyers who qualify and purchase one of our select multi-family homes and finance with First Colony Mortgage, we will cover that upfront cost to save you money right away!
