How does a 2/1 Mortgage Rate Buydown work? 

As mortgage rates have climbed there are options to help people save money including a 2/1 mortgage rate buydown. With this type of mortgage, buyers lock into a current mortgage rate, but for the first year that rate is reduced by 2%, and in the second year the rate is reduced by 1%. Then beginning in the third year of the mortgage, the rate will be the original locked-in rate.




This program has an up-front cost, but you are in luck. For buyers who qualify and purchase one of our select multi-family homes and finance with First Colony Mortgage, we will cover that upfront cost to save you money immediately! 



*Mortgage rate buydown (2/1 buydown) reduces the note interest rate by 2% the first year, and 1% the second year. The rate reverts to the original locked-in rate in the third year. Townhomes can use a conventional or FHA loan with a minimum of 3% down payment for conventional or 3.5% with FHA. Condos must do conventional loan with minimum 3% down payment. on an FHA mortgage with a buydown and a 3.5% down payment. All loans are subject to credit approval.
